Frequently Asked Questions
Q: What is the average real estate agent commission in Gordon Park?
In Gordon Park, commission rates typically vary from agent to agent. The exact figure depends on the agent, property type, and level of service. It’s always worth negotiating and comparing local agents before making a decision.
Q: Are real estate agent fees negotiable in Gordon Park?
Yes. Most agents are open to negotiation, especially if your property is highly desirable, or you’re considering a tiered commission structure. Asking the right questions and comparing options can save you thousands.
Q: How much does it cost to sell a house in Gordon Park?
Beyond commission, you should budget for marketing (photography, online ads, brochures), styling, and conveyancing/legal fees. On average, sellers in Gordon Park can spend between $6,000 and $12,000 on these extras.
Q: What are the risks of choosing the cheapest agent?
The lowest-fee agent isn’t always the best choice. An experienced agent with strong negotiation skills may secure a higher sale price that more than offsets their higher commission. Cheap fees can sometimes mean reduced service, limited marketing, or less experience and a lower sale price.
Q: Do I need professional styling or photography for my Gordon Park property?
While not mandatory, professional styling and photography can in some cases increase buyer interest and boost sale prices. In suburbs like Gordon Park, it might be a worthwhile investment.
Q: What does a vendor advocate do, and should I use one in Gordon Park?
A vendor advocate helps sellers choose the right agent, negotiate fair fees, and oversee the sales process. For busy homeowners or those unfamiliar with selling, it provides peace of mind and will improve the overall outcome.
Q: Where can I find the latest commission rates across QLD?

Guidance tailored to your property and situation
Thank you for all your real estate help over the months. You have always been very professional in all your dealings with both of us. It has been in my opinion the traditional or old fashioned sense of professionalism. In other words you do what you say, you call when you say you will call, you do everything you can whenever you can and are polite and extremely helpful no matter what the circumstance. That type of professionalism isn't around much these days; just a poor mimic of it. - Julie, Blue Mountains NSW
Rob provided outstanding support and guided the whole selling process smoothly in the background. If it were not for his masterful negotiation skills and knowledge of the real estate process there would have been no sale. Everyone thinking of buying or selling should have an independent real estate consultant in their corner navigating the minefield that is real estate. - Kathryn, Cranbourne North Vic read more of what our sellers say ๐

About Gordon Park (QLD 4031)
Gordon Park is a quiet residential area in the middle of Brisbane's northern suburbs and the smallest suburb within Brisbane City Council. Gordon Park is located approximately 5 kilometers from the CBD and is bordered by Kedron Brook to the north and its bike-paths, walking tracks, and caf้s throughout. Gordon Park's unique position within Brisbane's inner northern belt provides immediate access to major infrastructure such as the Airport Link M7 and the Northern Busway.
The Turrbal clan occupied the northern side of the Brisbane River. This clan was often referred to by the "whites" as the "Duke of York's" clan. There were camping grounds around the Breakfast Creek area and the explorers John Oxley and Allan Cunningham met members of the clan at the mouth of the Creek in 1824. The main encampment of the Turrbal clan was in "Yorks Hollow". This gully passes through Victoria Park and the Royal National Association Showgrounds at Bowen Hills. In 1858 two Aborigines, Dalinkua and Dalpie from the Breakfast Creek area, wrote letters to The Moreton Bay Courier protesting about the treatment their people received at the hands of the white settlers. Urban development The Gordon Estate - Lutwyche of 264 blocks went to auction on 25 September 1886. Gordon Park Estate of 1063 allotments was advertised for auction on 13 December 1890. The suburb was named after General Gordon who was the hero of the eight-month siege of Khartoum in the Sudan in the late 19th century. Most of the names in the suburb relate to General Gordon, the armies he served with, and their sphere of operation. Trams ran to Gordon Park connecting it with Brisbane until they were progressively withdrawn from use, finally ceasing all operations on 13 April 1969. In the mid-1980s residents pushed to retain the locality name after concern that it could fade out of use. Landmarks In 1926 the Gordon Park Baptist Church started as a tent mission on property at Khartoum Street which was owned by the church. It was originally known as the Gordon Park Mission Church. The church rented a house, which became the home of the pastors on the corner of Groom and Thistle Streets until a manse was purchased and officially opened on 9 May 1953. The President of the Baptist Union of Queensland opened the Church hall in 1961. A new church at 106 Khartoum Street was built which opened on 10 September 1977. The original pulpit from the old church along with a communion tray was donated to the Beenleigh Baptist Church. Residents of note Gordon Park resident, Tom Nash, was born in Essex, England in 1909. He emigrated to Australia at the age of 17 aboard the S.S. Vedic, a ship chartered by the Salvation Army to bring 700 young emigrant to Australia. He was awarded the Order of Australia in 1985 in recognition of his service to the local community. Prior to receiving the award he had received a certificate of merit for services to the incapacitated Servicemen's Association, an RSL certificate of merit, honorary life membership of the RSL and the Paul Harris Fellowship medal from Rotary International. Tom Nash had also been a Brisbane City Council councillor.
