Frequently Asked Questions

Q: What is the average real estate agent commission in Tingalpa?

In Tingalpa, commission rates typically vary from agent to agent. The exact figure depends on the agent, property type, and level of service. It’s always worth negotiating and comparing local agents before making a decision.

Q: Are real estate agent fees negotiable in Tingalpa?

Yes. Most agents are open to negotiation, especially if your property is highly desirable, or you’re considering a tiered commission structure. Asking the right questions and comparing options can save you thousands.

Q: How much does it cost to sell a house in Tingalpa?

Beyond commission, you should budget for marketing (photography, online ads, brochures), styling, and conveyancing/legal fees. On average, sellers in Tingalpa can spend between $6,000 and $12,000 on these extras.

Q: What are the risks of choosing the cheapest agent?

The lowest-fee agent isn’t always the best choice. An experienced agent with strong negotiation skills may secure a higher sale price that more than offsets their higher commission. Cheap fees can sometimes mean reduced service, limited marketing, or less experience and a lower sale price.

Q: Do I need professional styling or photography for my Tingalpa property?

While not mandatory, professional styling and photography can in some cases increase buyer interest and boost sale prices. In suburbs like Tingalpa, it might be a worthwhile investment.

Q: What does a vendor advocate do, and should I use one in Tingalpa?

A vendor advocate helps sellers choose the right agent, negotiate fair fees, and oversee the sales process. For busy homeowners or those unfamiliar with selling, it provides peace of mind and will improve the overall outcome.

Q: Where can I find the latest commission rates across QLD?

Most of the new estates are made up of typically low set and high set brick and tile homes. Previously the land that is now being developed into residential zones was devoted to small farmlets and semi-industrial developments. The recent developments, which occurred in the last five years, are increasing the population and the median house prices of the suburb. Also nearby is the Murarrie railway station that runs west to the City and east to Manly and the bay. There are also several bus routes from Tingalpa to neighbouring suburbs.

In 1863, a township site was surveyed on the west side of Tingalpa Creek, where Old Cleveland Road crossed the creek. It was never built on and was known as Old Tingalpa. In 1943, this location was formally abolished. In 1860s a new site was settled called New Tingalpa, away to the north-west. In 1867, a post office was opened. In the same year a local architect, Richard Suter designed the Gothic Anglican Christ Church, which was built in 1868. The church and burial ground located on Wynnum Road, east of Bulimba Creek. Both the church and its burial ground are listed on the Queensland Heritage Register. The Royal Mail Hotel was licensed in 1870. This hotel is now named the Tingalpa Hotel. The Tingalpa primary school was opened in 1873. In 1880, a local government division was established for the Tingalpa area. The boundaries of this area were "south-east from the intersection of the Pacific Highway and the Mount Gravatt-Capalaba Road, crossing the Tingalpa Creek and ending at Redland Bay." The headquarters of the local government were located at Mount Cotton. The Wynnum and Manly Road are where the above facilities are roughly located. In 1919, the diggers's war memorial was erected, making this location more prominent. In 1925, the west part of the Shire of Tingalpa become part of the Greater City of Brisbane. In 1949 the rest of the shire was joined with the Shire of Cleveland, becoming Shire of Redland (now City of Redland).
