Frequently Asked Questions
Q: What is the average real estate agent commission in Wynnum?
In Wynnum, commission rates typically vary from agent to agent. The exact figure depends on the agent, property type, and level of service. It’s always worth negotiating and comparing local agents before making a decision.
Q: Are real estate agent fees negotiable in Wynnum?
Yes. Most agents are open to negotiation, especially if your property is highly desirable, or you’re considering a tiered commission structure. Asking the right questions and comparing options can save you thousands.
Q: How much does it cost to sell a house in Wynnum?
Beyond commission, you should budget for marketing (photography, online ads, brochures), styling, and conveyancing/legal fees. On average, sellers in Wynnum can spend between $6,000 and $12,000 on these extras.
Q: What are the risks of choosing the cheapest agent?
The lowest-fee agent isn’t always the best choice. An experienced agent with strong negotiation skills may secure a higher sale price that more than offsets their higher commission. Cheap fees can sometimes mean reduced service, limited marketing, or less experience and a lower sale price.
Q: Do I need professional styling or photography for my Wynnum property?
While not mandatory, professional styling and photography can in some cases increase buyer interest and boost sale prices. In suburbs like Wynnum, it might be a worthwhile investment.
Q: What does a vendor advocate do, and should I use one in Wynnum?
A vendor advocate helps sellers choose the right agent, negotiate fair fees, and oversee the sales process. For busy homeowners or those unfamiliar with selling, it provides peace of mind and will improve the overall outcome.
Q: Where can I find the latest commission rates across QLD?
You can view state-wide comparisons, including Wynnum, on our Real Estate Agent Fees & Commissions in QLD guide. It’s updated regularly to reflect market changes.

Guidance tailored to your property and situation
Thank you for all your real estate help over the months. You have always been very professional in all your dealings with both of us. It has been in my opinion the traditional or old fashioned sense of professionalism. In other words you do what you say, you call when you say you will call, you do everything you can whenever you can and are polite and extremely helpful no matter what the circumstance. That type of professionalism isn't around much these days; just a poor mimic of it. - Julie, Blue Mountains NSW
Rob provided outstanding support and guided the whole selling process smoothly in the background. If it were not for his masterful negotiation skills and knowledge of the real estate process there would have been no sale. Everyone thinking of buying or selling should have an independent real estate consultant in their corner navigating the minefield that is real estate. - Kathryn, Cranbourne North Vic read more of what our sellers say π

About Wynnum (QLD 4178)
Wynnum is located on the shores of Moreton Bay , about 16 kilometres (9.9 mi) east of the CBD. Although Wynnum is situated next to the ocean, the shoreline is covered in mangroves and aromatic mudflats which makes it unsuitable for swimming at low tide. Next to the Wynnum Wading Pool which has a playground and Water Park and the Wynnum Jetty, there is a man-made beach called Pandanus Beach.
The area was sparsely settled until the arrival of the railway in the late 1880s, but then grew fairly rapidly. The former Wynnum Shire Council was created in 1902, and twelve years later Wynnum became a municipality with its own town council and the right to elect a mayor. The Wynnum Town Council was absorbed into the enlarged City of Brisbane in 1925. The Wynnum Seventh-day Adventist Church was established in late 1937 with the first minister being Pastor Septimus Wilfred Carr. Initially they met in private homes and then relocated the Wynnum RSL Hall and then at the Wynnum St Peters Church of England Hall. In 1947 a block of land was purchased at the corner of Sunflower and Carnation Street, Wynnum and in 1948 the Mitchelton Methodist Hall was purchased and moved to the site as the congregations' first church. The suburb has traditionally boasted a country town atmosphere, but new residential development is resulting in significant population growth and changing demographics. The area is now marked by a mix of character housing and modern housing.
