Frequently Asked Questions

Q: What is the average real estate agent commission in Narre Warren North?

In Narre Warren North, commission rates typically vary from agent to agent. The exact figure depends on the agent, property type, and level of service. It’s always worth negotiating and comparing local agents before making a decision.

Q: Are real estate agent fees negotiable in Narre Warren North?

Yes. Most agents are open to negotiation, especially if your property is highly desirable, or you’re considering a tiered commission structure. Asking the right questions and comparing options can save you thousands.

Q: How much does it cost to sell a house in Narre Warren North?

Beyond commission, you should budget for marketing (photography, online ads, brochures), styling, and conveyancing/legal fees. On average, sellers in Narre Warren North can spend between $6,000 and $12,000 on these extras.

Q: What are the risks of choosing the cheapest agent?

The lowest-fee agent isn’t always the best choice. An experienced agent with strong negotiation skills may secure a higher sale price that more than offsets their higher commission. Cheap fees can sometimes mean reduced service, limited marketing, or less experience and a lower sale price.

Q: Do I need professional styling or photography for my Narre Warren North property?

While not mandatory, professional styling and photography can in some cases increase buyer interest and boost sale prices. In suburbs like Narre Warren North, it might be a worthwhile investment.

Q: What does a vendor advocate do, and should I use one in Narre Warren North?

A vendor advocate helps sellers choose the right agent, negotiate fair fees, and oversee the sales process. For busy homeowners or those unfamiliar with selling, it provides peace of mind and will improve the overall outcome.

Q: Where can I find the latest commission rates across VIC?

About Narre Warren North (VIC 3804)

Narre Warren North was actually the location of the Narre Warren township before the construction of the Gippsland railway line. The construction of Narre Warren railway station, however, moved the township 2 km to the south, as happened with Upper Beaconsfield, Clyde North and many other townships. Reflecting this, Narre Warren Post Office opened on 21 January 1869 and in 1900 was renamed Narre Warren North, and Narre Warren Railway Station office (open since 1886) was renamed Narre Warren. The last few years has seen massive growth in housing in the South East Corridor with new housing estates moving northwards from Narre Warren. The realignment of Hallam - Belgrave Road in the late 1970s bypassed the township and so it has retained a country atmosphere. However, despite the bypassing of the town, in recent years extensive subdivision has taken place throughout the grazing lands. This has increased the number houses nearly a hundredfold. The town has an IGA store, a Plaza (group of shops), a Primary School and 6 tennis Courts. Narre Warren North also have a Girl Guide group which caters for girls from 5-15 and a Scout group called 1st Narre Warren North troop on land and in a hall donated to the developing group by a local resident. There are various religious services with several Christian churches and the Yun Yang Temple off of Reservoir Road. Small areas of the town were damaged during the Black Saturday bush fires which burnt along the Troups creek towards Narre Warren East and Harkaway.
