Frequently Asked Questions

Q: What is the average real estate agent commission in Safety Beach?

In Safety Beach, commission rates typically vary from agent to agent. The exact figure depends on the agent, property type, and level of service. It’s always worth negotiating and comparing local agents before making a decision.

Q: Are real estate agent fees negotiable in Safety Beach?

Yes. Most agents are open to negotiation, especially if your property is highly desirable, or you’re considering a tiered commission structure. Asking the right questions and comparing options can save you thousands.

Q: How much does it cost to sell a house in Safety Beach?

Beyond commission, you should budget for marketing (photography, online ads, brochures), styling, and conveyancing/legal fees. On average, sellers in Safety Beach can spend between $6,000 and $12,000 on these extras.

Q: What are the risks of choosing the cheapest agent?

The lowest-fee agent isn’t always the best choice. An experienced agent with strong negotiation skills may secure a higher sale price that more than offsets their higher commission. Cheap fees can sometimes mean reduced service, limited marketing, or less experience and a lower sale price.

Q: Do I need professional styling or photography for my Safety Beach property?

While not mandatory, professional styling and photography can in some cases increase buyer interest and boost sale prices. In suburbs like Safety Beach, it might be a worthwhile investment.

Q: What does a vendor advocate do, and should I use one in Safety Beach?

A vendor advocate helps sellers choose the right agent, negotiate fair fees, and oversee the sales process. For busy homeowners or those unfamiliar with selling, it provides peace of mind and will improve the overall outcome.

Q: Where can I find the latest commission rates across VIC?

That type of professionalism isn't around much these days; just a poor mimic of it. - Julie, Blue Mountains NSW

About Safety Beach (VIC 3936)

Safety Beach occupies slightly less than half the area of land between the foothills of Mount Martha and Arthurs Seat and borders Port Philip Bay to its west. Martha Cove is a large inland harbour and residential development in Safety Beach. It was named after its location in the cove at the foot of Mount Martha. The project, which began in 2004, was initially heavily protested by residents. After experiencing considerable financial difficulties, Martha Cove has since recovered to become a thriving residential community. Golfers play at the course of the Mount Martha Valley Golf Club on Country Club Drive, or at the Safety Beach Golf Course nearby. Shark Bay was the former name of Safety beach. The scent from cattle farms nestled in the area attracted many sharks to the site. Mornington Peninsula Shire later changed the name to Safety Beach. Many tourists feared swimming in 'shark bay' for obvious reasons even after the farms were shut down and shark sightings had decreased which now as we know it is named Safety Beach, an attemt to draw tourists to the area, and it worked. Now there are over 100 beach/bathing boxes located on the beach, accommodating 1000's of tourists a year.

Safety Beach was originally named 'Shark Bay', but underwent a name change to attract tourist trade to the peninsula. In 1841, Hugh Jamieson purchased 5,120 acres (2,070 ha), or eight square miles, of land from the Crown for ?1 an acre under the terms of the short-lived Special Survey regulations. The purchase included all of the present suburb of Safety Beach . The area is known as Jamieson's Special Survey in cadastral surveys. The survey extended east as far as Bulldog Creek Rd.Henry Dunn had leased the Survey from 1846 until 1851 and was succeeded by tenants such as the Griffith, Eaton, Peatey, McLear, Clydesdale, Wilson, Cottier and Gibson families, which were involved with the History of Dromana. Edward Louis Tassell leased the northern 1,000 acres (4.0 km2) for some time near the creek that is named after him. Big Clarke later owned the survey, and sold the northern 1000 or so acres to John Vans Agnew Bruce. Maria Stenniken, who married Godfrey Burdett Wilson, used to work at Bruce's house as a servant during the summer. At the eastern end of the Survey, many of the pioneers worked at goldmining for Bernard Eaton. (Sources: A Dreamtime of Dromana, Lime Land Leisure, Rate records, 1888 Post office directory.) Safety Beach Post Office opened on 1 October 1953 and closed in 1974.
