Making It Easy To Buy

It is extremely important you do not forget the important factors involved in securing a sale on your property… making it easy to buy!

It's only important to you if it's relevant to you at the time you hear it

An interesting thing happened to one of our staff a little while ago which we thought we might share. His daughter just got engaged and is now starting to look at the purchase of her first home with her fiancé. She came home on a Saturday night after being out all day at open for inspections; sat down at the dinner table and started discussing the day’s events. He thought this would be an interesting conversation so he decided to use his 2 ears and 1 mouth and in that order! She informed him that they had decided to avoid looking at any properties which are going to be sold at auction as they had discovered that they will have to pay hundreds and hundreds of dollars for pest and building inspections with no guarantee they will secure the property on the day!

She went on to tell him about running late for a few of the opens because they got stuck in traffic or they got a little lost, and when they rang the agent to see if they could get in to have a look they were told that they would have to come to the open next week. Out of the mouth of babes!

Now of course we know these things are rife in the land of real estate and we’ve mentioned it on several occasions, but of course this information is only important if it’s relevant to you at the time you hear it.

Why turn away genuine buyers

The sellers of these properties are effectively eliminating a percentage of genuine buyers by their chosen method of sale!

Make it easy for the buyer

If you decide go down the auction path, at least make it known in any marketing that you are prepared to listen to offers prior to. Beware of limiting access times for inspections, if you are running open homes make sure that you allow access outside these times also, not all buyers are available at 1:00pm on Saturday!

Other areas to be careful of are vague pricing tactics such as price ranges, offers above and tender processes, generally speaking people like to have some idea of what they are up for and again may choose to avoid these properties.

Be aware of potential pitfalls

The whole idea of marketing, whether it be a home, a car, or a fridge, is to attract as many buyers as possible and then make it easy for them to buy. Even though agents use different tactics and each will swear by their own, it is important that you as the owner are aware of potential pit falls. You see, agents all feel that they have a point of difference over their competitors which puts them in front, so there is always some new idea on the boil.

Keep it simple

Having the right agent on your side is one of the first steps to success, then focus on attracting the buyers, and then make it easy for them to buy. Simple.
